Silver Sky Global Capital is a real estate owner based in New York and specializes in real estate investment, development, construction and asset management. Since 2017, Silver Sky has focused on multi-family, mixed-use, and condominium properties in primary and secondary markets.

Silver Sky prides itself on a diverse and experienced executive team with backgrounds in real estate, finance, development and construction. The team has executed numerous investment strategies including repositioning, rezoning and ground-up development projects.

Role Description:

This is a full-time on-site role as a General Superintendent at Silver Sky Global Capital, based in Sarasota, FL. For one of the firm's current large projects based in Sarasota, FL, and reporting to the Senior Construction Project Manager, the General Superintendent will be responsible for the day to day on site construction activities. Must be well organized, self-motivated and must have strong verbal and written communication skills.

Qualifications:

• In depth understanding of construction site/civil, structural, architectural, electrical, plumbing, mechanical, fire suppression, landscape/hardscape drawings.
• Experience in managing Elevator Installation/Shop Drawing Coordination, Water Proofing, Cabinet and Countertop Coordination and Installation, Sheetrock and Tape/Spackle, Painting, Tile Installation, Interior and Exterior Framing, Pavers and Pedestal Installation, Flooring, and Landscaping
• Project Coordination, Construction Project Management, and Project Management skills
• Construction Management skills
• Strong ability to manage construction projects efficiently and effectively
• OSHA 10/30 desired, but not required
• Experience in real estate development and construction industry
• Excellent communication and leadership skills

Essential Responsibilities: 

• Manage and coordinate construction schedule with project team, subcontractors and vendors
• Monitor ongoing construction activity in the field to ensure Project Construction Schedule and Construction Milestones are being achieved
• Supervise and Coordinate installation of Elevators, Water Proofing, Windows, Cabinet and Countertop Installation, Framing and Sheetrock, Painting, Interior Finishes, Flooring, Pavers, and Landscaping
• Confirm openings and dimensions with subcontractors out in the field
• Review take offs of material orders
• Material and Inventory checks
• Coordinate with Architect and Engineers for shop drawings and RFIs
• Actively monitor ongoing construction and ensure on site work is in accordance with approved construction drawings, building, safety and OSHA codes
• Provide solutions and support to any field related questions with subcontractors and architects/engineers.
• Ensure subcontractors execute their scope of work to its entirety on site
• Serve as the primary point of contact in the field for all on-site personnel, fostering a collaborative, safe, and productive workplace
• Coordinate daily and weekly goals with subcontractor’s field manager on site
• Track daily construction progress and milestones and report back to Senior Construction Project Manager

Salary Range:

$100,000 - $125,000 annual salary range

Bonus eligibility based on the operating results of the Project

Other Skills and Qualifications: 

• Candidate must have excellent written and oral communication skills
• Interpret RFI and Submittals
• Understanding of Microsoft Project Construction Scheduling application

Education and Professional Designations: 

Bachelor’s Degree in Construction Management or equivalent highly desired, but not required

Experience Requirements: 

5 – 10 Years in Construction Project Management Role in the Field

Construction and Real Estate Development experience
